You want to go through the house and decide what you will be repairing or upgrading and what will be left as is.

Start with the largest and most serious projects first – You want to make sure the more serious and largest projects are started before the less important and easier to complete ones. This way, you know that the projects will be completed by the time you begin having buyers walking through the home. If you do fall behind and can't get everything done, you will be left with the lesser-important projects unfinished, which won't have the more serious repercussions of an incomplete major project.

Start working with a real estate agent – As soon as you are serious about putting your home on the market, you wan to start working with a realtor. They can give you all the advice you need with regards to how to best prepare your home for sale and they will work with you throughout the entire process. Have your home ready to start showing to buyers – Once you have put your hoe up for sale, you want to make sure it is always in show-condition. This way, if your realtor calls with someone who is ready to jump in the car and is excited to see your place, you won't have to worry that it isn't picked up or that they are going to see it in a condition you aren't happy with.
